1) Build a garage if you don’t already have one
If you don’t already have a garage the first thing to do is visit your city’s website to learn about the permit and building plan process as well as any special restrictions in your area. You can buy pre-cut stacks of lumber to build a garage or even a more finished pre-assembled garages, you’ll get everything except the shingles, tools, and finishes. Most pre-cut and pre-assembled kits will come with instructions on how to build it yourself.

2) Insulate your garage
Having an insulated garage is definitely a selling point for your home. It gives you the ability to work on projects no matter what the weather conditions are outside. If you have an attached garage, it will help with the energy efficiency of your home. Make sure that the insulation you buy has the right R-value and is cut to the proper thickness.
3) Add a storage loft
This is a simple project that only requires a bit of lumber and can be done in a single afternoon. Make sure that you use joist hanger nails and not roofing nails when attaching the joist hangers to the beams and ledger board.
Determine the height of your loft and attach a ledger board to the rear wall. Place joists every 16 inches and be sure to use heavy duty joist hangers. You can use metal post bases that allow you to connect the 4×4 posts to the concrete floor via expanding anchors.
Note that this loft uses 4×4 posts as support and is not suspended so it will transfer the load to the floor. This is a good approach because there is a possibility that the roof structure was not designed for the concentrated load.
4) Make the floor slip proof
A slip-proof garage floor is a nice touch and great safety feature to have for you and the rest of the family. It may not necessarily impact the resale value but it doesn’t hurt to point it out to your real estate agent.
There are two ways to make the floor slip resistant. You can either texture the concrete itself or add a gritty material to the floor surface.

5) Add a room above your garage
This can be a pretty big project depending on how complete your garage is. You’ll need to have electrical wiring in place and possibly plumbing, but the benefits of having a room above the garage are great. I have friends who use the extra room as a quiet retreat or a music studio.
